Critical Deliverables /Core Accountabilities and Responsibilities
1.Manage and oversee operations, maintenance, administration and improvement of commercial and residential properties. 2.Plan, schedule and coordinate general maintenance, major repairs and remodelling projects for commercial or residential properties 3.Negotiate management and service contracts, determine priorities, and discuss the financial and operational status of properties. 4.Conduct market and demographic research and lead site selection and property tours with third-party service providers. 5.Prepare initial site and market analysis including trends, maps, competition reports, and general site information. 6.Prepare financial analysis to support lease recommendations. 7.Negotiate all terms with prospective landlords (i.e. rental rates, term, cancellation/renewal options, and tenant improvement allowance) and partner with internal Legal team to edit lease agreements and necessary legal documents 8.Coordinate with country operations to ensure lease obligations are fulfilled, documentation and issues are resolved. 9.Build and direct a team of external real estate brokers in applicable markets to execute the Group’s strategies. 10.Coordinate with Finance to develop and implement financial models for potential sites and projects. 11.Expand existing partnerships and establish new relationships with proven real estate brokerage firms in select markets 12.Prepare and maintain reports and documents for executive management, including updates of all active & idle sites, proposed site packages for committee review, new location status and renewal/expiration/cancelation report. 13.Coordinate relocation and repatriation of employees in conjunction with the Human Capital department team 14.Implements proper Real Estate management processes & procedures to ensure optimal space utilization. 15.Ensures office space is in compliance with SHE standards 16.Ensures adequacy of food and beverage supplies as necessary. Requirements |
Education
•A recognized Bachelor’s Degree in Real Estate Management or equivalent. Experience •At least five years’ post qualification experience in the provision of property/real estate services, with proven track record of successful real estate transactions across all property types. Certifications •Membership of Real Estate Advisory Council will be an added advantage. Skills •Excellent negotiation skills •Customer focus and bottom line orientation •Interpersonal savvy with strong communication and presentation skills •Excellent time management skills with a proven ability to meet deadlines. •Strong interpersonal skills with the ability to network and to develop and maintain strong relationships at all levels •Excellent communication skills, both written and spoken •Ability to build relationships with the internal and external stakeholders. •Ability to work in a fast paced environment Knowledge •In depth knowledge of laws and regulations surrounding real estate •Working knowledge of real estate, documents and contracts including leases, subleases, lease assignments, development agreements, listing agreements e.t.c •Working knowledge of financial data, budgets and variance analysis •Current knowledge of industry trends in real estate and development, natural desire to understand specific market characteristics. |
